This Privacy Policy explains how [Legal entity name not yet configured — set LEGAL_ENTITY_NAME] ("Urberos," "we," "us," or "our") collects, uses, and shares information in connection with the Urberos real-estate discovery platform (the "Service"). It describes only what the Service actually collects — if a feature described here isn't active yet, this policy will say so.

1. Information we collect

Account information

If you create an administrator account, we collect your name, email address, and password (stored in hashed form — we never store your password in plain text). Browsing, saving properties, and setting alerts do not require an account.

Contact information you provide

If you request a tour or contact an agent through the Service, we collect the information you submit — such as your name, email address, phone number, and any message — and share it with the relevant agent or brokerage so they can respond to you.

Property searches, saved properties, and alerts

Saved properties, recently-viewed listings, and price-drop alert preferences are stored locally in your browser's device storage rather than on our servers or tied to an account, unless you are signed in to an administrator account. This means this data generally stays on your device and is cleared if you clear your browser data.

Usage and device information

We automatically collect limited technical information when you use the Service, such as pages viewed, approximate timing of use, browser type, and device/screen characteristics, to operate and improve the Service and to diagnose problems.

Cookies and similar technologies

The Service uses cookies and similar technologies (such as browser local storage) required for core functionality — for example, keeping your saved properties and alerts on your device, and maintaining an administrator's signed-in session. We may also use privacy-conscious analytics to understand aggregate usage of the Service.

2. Information from third parties

Property-data providers

We obtain property listing information — such as photos, pricing, and status — from third-party property-data providers. This data is used to populate the listings you browse on Urberos and is not combined with your personal information by those providers on our behalf beyond what is necessary to retrieve listings.

Social-media platforms (administrator use only)

Where an authorized administrator connects a social-media account (for example, to publish marketing videos), Urberos receives limited information from that platform through its official OAuth authorization process — such as an account identifier, display name/handle, and the access permissions ("scopes") the administrator explicitly granted. Urberos never requests or stores the password to a connected social-media account. Access and refresh tokens received from a connected platform are encrypted before storage and are used only to publish content the administrator has authorized, or to check connection status. An administrator can disconnect a platform at any time from the admin dashboard, and revoke access directly from that platform's own account settings, at which point Urberos deletes the stored tokens for that connection.

Social-media publishing integrations are being rolled out platform by platform and are also subject to each platform's own developer/app review. A platform shown as "pending platform review" or "coming soon" in the admin dashboard is not yet able to publish content, even if an account has been connected.

TikTok integration

If TikTok is connected, authorization happens entirely through TikTok's own official OAuth sign-in screen. Urberos never sees or stores your TikTok password. During authorization, TikTok shares with us only the basic profile information and publishing permissions you approve on that screen (such as your TikTok account identifier and display name, and the ability to upload/publish video on your behalf, depending on the scopes you grant). We use that information solely to display the connection status in the admin dashboard and, where the publish permission has been granted and approved by TikTok's own app review, to publish administrator-authorized videos to the connected TikTok account. You can revoke Urberos's access to your TikTok account at any time from TikTok's own app-permissions settings, or by disconnecting it from the Urberos admin dashboard.

3. How we use information

We use the information described above to:

  • Operate, maintain, and improve the Service, including the property feed, AI matching, and alerts;
  • Let you save properties and receive price-drop alerts;
  • Route tour requests and inquiries to the relevant agent or brokerage;
  • Authenticate administrator accounts and secure the admin dashboard;
  • Generate and, where authorized, publish marketing videos to connected social-media accounts; and
  • Diagnose technical problems and understand aggregate usage of the Service.

4. Cloud storage and infrastructure

We use third-party cloud infrastructure providers to host the Service, our database, and generated video/media files. These providers process information on our behalf and are contractually restricted from using it for their own purposes.

5. Data retention

We retain account information for as long as the account exists. Tour-request and inquiry information is retained as long as reasonably necessary to facilitate the related agent/brokerage follow-up and for our internal records. Social-media connection tokens are retained until disconnected or revoked, at which point we delete the stored tokens. Locally-stored saved properties and alerts remain on your device until you clear your browser data or remove them yourself.

6. Security

We use reasonable technical and organizational measures designed to protect information, including hashing administrator passwords and encrypting stored social-media access tokens. No method of transmission or storage is completely secure, and we cannot guarantee absolute security.

7. How we share information

We share information only as described in this policy:

  • With agents/brokerages, to fulfill a tour request or inquiry you submit;
  • With service providers who host our infrastructure or otherwise process data on our behalf, under confidentiality obligations;
  • With a connected social-media platform, solely to publish content an administrator has authorized to that specific account; and
  • Where required by law, or to protect the rights, safety, or property of Urberos, our users, or others.

We do not sell personal information.

8. Your rights and choices

You can clear locally-stored saved properties and alerts at any time by clearing your browser's site data. If you have an administrator account, you can request access to, correction of, or deletion of your account information by contacting us using the details in Section 11. If you connected a social-media account, you can disconnect it at any time from the admin dashboard or revoke access directly from that platform.

9. Children's privacy

The Service is not directed to children under 13, and we do not knowingly collect personal information from children under 13. If you believe a child has provided us with personal information, please contact us and we will take appropriate steps to delete it.

10. Changes to this policy

We may update this Privacy Policy from time to time. If we make material changes, we will update the "Last updated" date above and, where appropriate, provide additional notice.
