Terms of Service

These Terms of Service ("Terms") govern your access to and use of Urberos, a real-estate discovery platform operated by [Legal entity name not yet configured — set LEGAL_ENTITY_NAME] ("Urberos," "we," "us," or "our"), including our website, mobile-optimized web app, and related services (collectively, the "Service"). By accessing or using the Service, you agree to be bound by these Terms. If you do not agree, do not use the Service.

1. What Urberos is

Urberos is a real-estate technology platform that helps you discover, browse, and evaluate residential property listings through a vertical, video-style browsing feed, AI-assisted matching and affordability tools, saved-property lists, and price-drop alerts.

Urberos is not a real-estate brokerage, a Multiple Listing Service (MLS), a REALTOR® or REALTOR® organization, and does not act as a licensed real-estate agent. We do not represent buyers or sellers in a transaction. Where the Service connects you with a real-estate agent, brokerage, or other third party, any resulting communication, showing, offer, or transaction is between you and that third party, subject to their own terms.

2. Property listing data

Property listing information displayed on Urberos — including photos, pricing, square footage, status, and other details — is supplied in whole or in part by third-party property-data providers and, where applicable, agents or brokerages. Urberos does not create, verify, own, or guarantee the accuracy, completeness, or timeliness of this listing data. Prices, availability, and other details change frequently and may be inaccurate or out of date by the time you view them. Always confirm listing details directly with the listing agent, brokerage, or an appropriate licensed professional before making any decision.

3. AI-assisted features

Some features — including AI-powered property matching and affordability estimates — use automated, AI-assisted analysis of listing data and information you provide. These features are provided for informational and convenience purposes only. They are estimates, not appraisals, financial advice, or a guarantee of loan approval, affordability, or suitability, and should not be relied on as a substitute for advice from a qualified real-estate, financial, or legal professional.

4. User accounts

Certain administrative areas of the Service require an account. You are responsible for maintaining the confidentiality of your account credentials and for all activity under your account. Notify us promptly of any unauthorized use.

Core discovery features — browsing listings, saving properties, and setting price alerts — are designed to work without creating an account; where that is the case, this information is stored locally on your device rather than tied to an account. See our Privacy Policy for details.

5. Saved properties and alerts

Saved properties, recently-viewed history, and price-drop alerts let you keep track of listings you care about. We do our best to notify you of relevant changes, but we do not guarantee that every price change, status change, or alert will be detected or delivered in a timely manner, or at all.

6. User-generated content

If the Service allows you to submit content — such as tour requests, messages to agents, or inquiries — you are solely responsible for that content. You represent that you have the right to submit it and that it does not violate any law or third-party right. We may remove or refuse to transmit content that we believe violates these Terms.

7. Social-media video creation and publishing

Urberos includes tools that let authorized administrators generate short-form marketing videos from already-verified listing data, and — where a platform connection has been authorized — publish those videos to third-party social-media platforms (currently Instagram, TikTok, Facebook, and YouTube, as each becomes available; see Section 8).

Generated videos are built only from listing data and assets already associated with a property; no video is published to a third-party platform unless its underlying data source has been explicitly authorized for that use and the applicable social-media account connection is active. Publishing a video to a third-party platform is subject to that platform's own terms of service and content policies, in addition to these Terms.

8. Connected social-media accounts

An authorized administrator may choose to connect Urberos to a social-media account (for example, to publish marketing videos). Connecting an account is voluntary and is authorized through that platform's own official sign-in process — Urberos never asks for or stores the password to a connected social-media account. Urberos only receives the access permissions ("scopes") the user explicitly grants during that authorization, and publishing actions are only performed using an active, authorized connection on behalf of the account that granted it. A connection can be disconnected at any time from the admin dashboard, and access can also be revoked directly from the third-party platform's own account settings. Not every social-media platform integration is available at all times — some may be pending the third-party platform's own developer/app review process before publishing can occur.

9. Third-party services and APIs

The Service relies on third-party services and APIs — including property-data providers, cloud infrastructure and storage providers, and (where connected) social-media platform APIs — to operate. We are not responsible for the availability, accuracy, or conduct of third-party services, and your use of any third-party service or platform reached through Urberos is subject to that party's own terms and privacy policy.

10. Intellectual property

The Service, including its design, software, and the Urberos name and logo, is owned by Urberos or our licensors and is protected by intellectual-property laws. Property listing content remains the property of the applicable listing source, agent, or brokerage. Except as expressly permitted, you may not copy, modify, distribute, or create derivative works from the Service without our prior written permission.

11. Acceptable use

You agree not to:

• Use the Service for any unlawful purpose or in violation of these Terms;
• Attempt to gain unauthorized access to the Service, other accounts, or connected third-party accounts;
• Scrape, harvest, or bulk-extract listing data except through features we provide for that purpose;
• Interfere with or disrupt the integrity or performance of the Service; or
• Misrepresent your identity or affiliation with any person or organization.

12. Account termination

We may suspend or terminate access to the Service, including administrative accounts, at any time for conduct that we believe violates these Terms, is harmful to other users, or is harmful to us or third parties. You may stop using the Service at any time.

13. Disclaimers

THE SERVICE AND ALL LISTING DATA, AI-ASSISTED OUTPUTS, AND OTHER CONTENT ARE PROVIDED "AS IS" AND "AS AVAILABLE," WITHOUT WARRANTIES OF ANY KIND, WHETHER EXPRESS OR IMPLIED, INCLUDING WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, ACCURACY, OR NON-INFRINGEMENT. WE DO NOT WARRANT THAT THE SERVICE WILL BE UNINTERRUPTED, ERROR-FREE, OR THAT ANY LISTING OR OTHER DATA IS ACCURATE OR CURRENT.

14. Limitation of liability

TO THE FULLEST EXTENT PERMITTED BY LAW, URBEROS AND ITS OPERATORS WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR ANY LOSS OF PROFITS, DATA, OR GOODWILL, ARISING FROM OR RELATED TO YOUR USE OF THE SERVICE, EVEN IF ADVISED OF THE POSSIBILITY OF SUCH DAMAGES. OUR TOTAL LIABILITY FOR ANY CLAIM RELATING TO THE SERVICE WILL NOT EXCEED THE AMOUNT YOU PAID US, IF ANY, IN THE TWELVE MONTHS BEFORE THE CLAIM AROSE.

15. Third-party links and services

The Service may link to or integrate with third-party websites, listing sources, agents, brokerages, and social-media platforms that we do not control. We are not responsible for the content, accuracy, or practices of any third party, and linking to or integrating with a third party does not imply our endorsement of it.

16. Changes to these Terms

We may update these Terms from time to time. If we make material changes, we will update the "Last updated" date above and, where appropriate, provide additional notice. Continued use of the Service after changes take effect constitutes acceptance of the revised Terms.
